What we’re watching in Mississauga right now.

Sales volume across Peel Region is running roughly 20–25% below last year's pace, even as average prices hold within a narrow band. The softness is in transaction count, not price — a different picture from the 2023 correction.

In Port Credit and Cooksville, detached homes in the $1.5–2M bracket are averaging about 23 days on market in Q1. That's longer than the last three Q1s and worth the conversation if you were assuming the same-day-offer era is still live.

Interest-rate expectations shifted in March. Buyers who paused last fall are re-surfacing with different math. If you're trying to time a move-up, the comparison worth running isn't spring 2026 vs. spring 2025 — it's spring 2026 vs. your next realistic trigger.
